Scottish housing associations manage stock across sheltered housing, extra care schemes, supported living properties, and standard rented homes. The appliances and equipment running through that stock create real operational complexity, and the Repairing Standard under the Housing (Scotland) Act 2006 means keeping them working isn’t optional. The Scottish Social Housing Charter’s expectations around resident safety and wellbeing add further weight, particularly for older and disabled residents who depend on accessible equipment and mobility solutions.
Scottish housing associations manage extraordinarily varied stock: general needs flats, sheltered housing, extra care schemes, supported living properties, and new build developments spread across urban communities and remote rural areas. The appliances and equipment running through that stock create real operational complexity. Domestic appliances fail reactively and need replacing quickly. Communal laundry facilities in sheltered schemes need robust commercial equipment and reliable maintenance contracts. Kitchens in extra care settings have to meet catering standards while running 365 days a year. And the growing demand for accessible housing means more tenants needing stairlifts and through-floor lifts installed, maintained, and repaired promptly.Â
The Repairing Standard under the Housing (Scotland) Act 2006 requires landlords to ensure properties are wind and watertight and in reasonable repair, including installations for the supply of water, gas, electricity, sanitation, and heating. Replacing failed domestic appliances and keeping communal facilities operational isn’t just good practice; for many tenants it’s connected directly to the habitability of their home. For older and disabled residents, accessible equipment and mobility solutions sit at the heart of the Scottish Housing Regulator’s expectations around resident safety and wellbeing under the Scottish Social Housing Charter.Â
