Scottish fire safety duties sit under the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006, which differ from England’s regulatory framework. The DPS provides access to contractors experienced with Scottish Building Standards (specifically Section 2 on fire safety) and who understand Scottish Fire and Rescue Service expectations. Under Gas Safety (Installation and Use) Regulations 1998 (which apply UK-wide) and Scottish housing legislation, landlords must ensure annual gas safety checks by Gas Safe registered engineers.
